Can you hold a place before I apply?
Unfortunately, no. The rental property is not secured until a deposit is paid in full and a lease is signed. This typically happens within 2 business days after your application is approved. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No, You will pay a security deposit that is equal to two months rent plus first month's rent. The security deposit maximum will be 1 month rent if the following apply: Tenant is a service member OR Landlord (property owner) owns more than two residential rental properties that collectively include more than four dwelling units offered for rent AND the landlord is not a natural person or a limited liability company in which one or more member is not a natural person. -
How old do you have to be to apply?
You must be 18 years old or provide documentation that you are an emancipated minor in order to apply. -
Is the deposit refundable?
Yes, the security deposit is fully refundable as long as you return the property in the same condition it was received in, minus normal wear and tear and are current on your rent and utilities. -
Who needs a cosigner?
The decision to accept a co-signer is made by each individual property owner. Sometimes we allow a co-signer if an applicant has poor or no credit or no rental history. -

You can apply online here. -
How do I pay rent?
We prefer that you pay rent online through your tenant portal. You can use your bank account or credit card. You can also mail in your payment to our PO Box 85, Nevada City, CA 95959 address. Please note: We do not accept cash. -
I want to get a pet. What do I do?
Our pet policy is unique for each property. Please talk to your property manager to determine if the property you are renting allows pets. -
I want to move out, but my roommate wants to stay. What do I do?
You would need to provide current income verification that shows you make at least 3x's the rent in income. You and your roommate would need to agree to this. -
My lease expiration is coming and I want to move out. What do I do?
Please email us at team@barrettpm.com with your official notice to vacate. We will provide you with the next steps after that. -
Who is responsible for paying for repairs & maintenance requests?
Typically, the property owner pays for repairs and maintenance requests. However, if the damage was caused by negligence, it could be the tenant's responsibility
