Top 10 FAQ – Renter Edition

No matter how much detail a rental listing includes, we’re guaranteed to get calls with questions about the property or the application process in general.  And that’s ok!  We would rather have applicants who are thorough when navigating the leasing process as opposed to someone who signs a lease without reading it!

Most of the questions regarding the application process and screening criteria can be found on our Tenant Policies and Procedures section of the website.  That’s usually the best place for prospective renters to look as a starting off point, followed by the Tenant FAQ page.

For those who still have questions or need further clarification, we’re happy to address your needs over the phone or via email.  Don’t be shy!  You may not be the only one with questions, so go ahead and speak up!

Below are the top ten most frequently asked questions by renters.

1. How do I schedule a viewing?

By visiting our rental listing site, applicants are able to schedule a viewing for a property right from their phone or laptop!  After answering some pre-screening questions and uploading a picture of a valid photo ID, the available viewing times will be displayed for those who pre-qualify.

2. Can I submit an application before viewing a property?

In short, the answer is yes, but it won’t be considered or reviewed until after you have viewed the property in person, via virtual tour, or sent someone on your behalf to view it for you.

3. What is the cost to submit an application?

The application fee is $25 per person.  Anyone 18 years or older, or emancipated minors, are required to submit an application.

4. My spouse/partner/roommate does not work. Does he/she still need to apply?

Yes, anyone 18 years or older who will be living in the home must submit a separate application.

5. How much is the security deposit?

For most of our properties, the security deposit will be equal to 2x the rent, which is the maximum allowed by law for an unfurnished property.

6. Will you make an exception to a “no pet” policy for my pet?

No.  If the policy for a particular rental is “no pets” then we cannot make exceptions for anyone.  We strictly follow Fair Housing laws and making an exception for any one person would be a violation.  Pet policies do vary by property though, so don’t give up hope!

7. Do you accept cosigners?

Possibly.  Similar to pet policies, the policy for cosigners varies with each property.  If this question isn’t answered in the ad, call to find out.

8. Do you have any properties that allow smoking?

No.  All our properties strictly prohibit smoking cigarettes, cannabis, or vaping anywhere on the premises.

9.  None of your properties will work for me.  Can you call me if anything comes up that suits my needs?

We do not keep a list of prospective renters, but you can subscribe to our website to be notified as soon as new listings are posted!  Just scroll to the bottom of any page, enter your email address and hit Subscribe!

10. Can I pay the rent in cash?

No, we do not accept cash. After the initial move in funds are collected, rent can be paid via personal check, cashier’s check, money order or payment can be submitted through the online tenant portal via EFT or credit card.

When it comes to rental properties, there are no bad questions.  Those who take the initiative to fully understand the policies and procedures for applying for a rental are usually the ones who end up being approved and diligently follow their lease agreement.  We encourage applicants to reach out with questions if something is ever unclear and we alway do our best to get back to everyone as quickly as possible.
