Spring Maintenance Checklist

While the winter weather is not completely behind us just yet, the anticipation of longer, warmer days is on the horizon.  Many are more anxious than ever to get outside and enjoy the fresh air and new life that spring has to offer.

That’s not the only thing it brings though.  With the new season comes the requirement for spring maintenance in order to keep rental properties in good condition.  Rental properties in Auburn, Meadow Vista, Newcastle and surrounding areas don’t endure harsh winters like some regions that get a lot of snow, but there is still work to be done when the rain stops.

Although the thought of tackling a long list of to-dos can be overwhelming for some landlords, simply making a checklist for each season and sticking to it can make the process bearable and help keep maintenance on track.  Below is a spring maintenance checklist for rental properties to ensure your investment property is well-maintained and stays in tip-top shape. 

Outdoor Maintenance

1. Check the Gutters and Downspouts

Gutters should be cleaned at least twice a year; once in the fall and again in the spring. Debris can quickly accumulate in the gutters throughout the seasons, so it’s a good idea to make sure they are cleaned regularly. Be sure to clear out the downspouts, too, to keep water flowing freely and away from the house.

2. Clean Foundation Vents

Gutters and drainage pipes are not the only things that get clogged up in the winter.  Foundation vents are prone to blockages from stormy and windy weather as debris can get caught in the screens and keep the foundation from being properly ventilated. Vents can easily be cleaned with a hand broom or shop vac to remove leaves, twigs and other material that may be lodged in the wiring.

3. Examine the Roof and Siding

Long, harsh winters can really do a number to your roof and the exterior of your home. Check for loose shingles, signs of leaks or water damage, and dry rot on all exterior areas of your property. If you do find damage, be sure it gets taken care of before the problem gets worse.

4. Check Walkways, Driveways and Decks

Though the city of Auburn rarely see snow or even ice, it’s still a good idea to give your walkways and driveways a good once-over after the winter weather has subsided. Check for any uneven surfaces or loose or rotted decking that could be a hazard. All steps should be in good/even condition and hand railings should be checked to ensure they are securely attached. The more prepared your property is now, the less of a headache it will be in the future.

5. Replace Outdoor Lighting

Check all exterior lighting including porch lights, flood lights and any fixtures on the garage, shed, or other separate buildings to be sure they are working properly and have fresh bulbs installed.  If you have landscape lighting, the wiring and bulbs should be checked there, as well.

6. General Yard/Exterior Clean Up

Tend to shrubbery and trees that need to be pruned or trimmed back before things start to blossom.  Weed all garden and flower beds and take inventory of any dead plants that need to be removed.  Freshen up dull landscaping with drought resistant plants to add economical appeal.  Add fresh bark where needed and replace landscape edging if worn or out of shape.  Lastly, don’t forget to power wash driveways, sidewalks, decks, and even the siding on your house, if needed.  A good cleaning can really brighten things up and add great curb appeal.

Indoor Maintenance

1. Test Smoke Detectors and Carbon Monoxide Detectors

These devices are so important to our health and safety, but how often do we tend to them?  They are only capable of saving lives if they are maintained.  Try to pick a date annually, (like daylight savings time or the first day of spring), that you will remove each device to check the expiration date, replace the batteries, and test each one individually.  Newer devices come with 10-year batteries that don’t need to be changed, but they should still be tested.  Typically, these devices will last 7-10 years.

2. Clean Screens, Windows, Sliding Doors, and Eaves

Over time, screens, windows and sliding glass doors can accumulate dust and debris that leaves them looking grungy and can gum up the tracks.  Each spring, all windows screens should be removed and washed with soapy water to release any build up.  While the screens are removed and drying, it’s a good time to wipe out the tracks and get rid of any gunk and dead bugs in the way.  Windows and sliders should also be washed on the interior and exterior.  If you have pest control service, they will regularly clean the eaves for cobwebs and spiders.  If you don’t, now is the time to get a cobweb duster and get in all the nooks and crannies of the eaves.

3. Inspect the HVAC System

In addition to changing or cleaning your HVAC or furnace filters regularly (every 3-4 months), your central air system should be inspected, serviced and cleaned at least twice per year by a professional.  Schedule a visit for a tune up to make sure the AC is functioning properly before it gets too hot.  Preventative maintenance can save you hundreds of dollars and keep your system running efficiently and effectively.

4. Check for Internal Leaks or Water Damage

Although tenants should be keeping an eye out for signs of leaks or water damage, it’s a good idea to personally inspect the interior of the home for yourself at least once per year.  Check under all sinks, around toilets, and showers for signs of leaks, water damage, or caulking/grout that needs to be replenished.  Inspect the area surrounding washing machines, dishwashers, hot water heaters, refrigerators and any other appliance that has a water line to be sure all appliances and plumbing fixtures are in good condition.  Take a look at the ceiling in all areas of the house to see if there are any watermarks.  Check bathrooms to be sure there is a window or exhaust fan that allows for moisture to be removed, preventing mildew and mold.  Water damage that goes untreated can be very costly to repair.

5. Check Condition and Cleanliness of Home

Performing interior inspections every 6 months to a year can keep you informed of how well your rental property is being taken care of.  Check for things like the general cleanliness of the floors, counters, kitchens and bathrooms.  Is there food left out on the counter and crumbs on the floor?  Is there moisture in the bathrooms or laundry rooms that requires an exhaust fan to be installed?  Is all trash in the proper waste bins both inside and outside the home to prevent pest issues?  Are the walkways, doors, and windows free from clutter?  If any of these issues are present, they should be addressed with the tenant as they need to maintain the home in compliance with their lease agreement.

While maintenance can be a burden for some landlords who do everything on their own, it’s always worth while to keep your property in good shape.  Just like any other investment, it only works for you if you put time and money into it.
